• Explaining in detail all that is involved in buying a property here on Lanzarote
• Meeting with you (face-to-face, by telephone or by email) to discuss in depth your requirements as regards type of property, location and budget
• Giving you information on your chosen location – schools, shops,etc.
• Preparing and discussing with you an initial listing of properties which might meet your requirements – from our own listing of properties and those of our network of associates
• Refining/amending this initial listing and agreeing with you those properties you wish to view
• Arranging viewings
• Accompanying you on all viewings
• Discussing with you any offer you may wish to make on a property and advising details of the purchase costs [typically transfer tax of 6.5% plus all legal and administrative fees as agreed with your lawyer] and the annual costs [I.B.I (the equivalent here of council tax), other taxes and community fees (if applicable)]
• Submitting your offer to the current owner
• Providing a list of independent lawyers – we are committed to the view that buyers should benefit from independent legal advice
• Drafting for your and your lawyer’s consideration the initial sales contract
• Working with your lawyer to ensure that the current owner provides proof that the property is being sold free of all charges and debts
• Attending the completion meeting at the office of a notary
• Ensuring that the change of ownership is notified to all the relevant authorities
• Assisting you transfer services such as water, electricity and telephone to your name
• Helping you with any aspect of moving in – e.g. recommending where best to buy furniture, household equipment, etc and, should you want to carry out any work on the property, providing a list of competent and professional trades people
